A property needs a story that explains why it is worth the number, and that story needs to reach a specific buyer rather than a general audience. Micro-targeted marketing is what puts the listing in front of the small group most likely to pay the top of the range.

Timing, showing structure and offer deadlines exist to create overlap between interested buyers. One buyer negotiates. Two buyers compete.
Defending the deal
Half the work comes after acceptance. Inspection responses, appraisal challenges and lender management are where deals are saved or quietly lost, and where the price you agreed either holds or erodes.
