Define the objective
Highest possible price, shortest possible timeline and least possible hassle are three different goals, and they pull against each other. Naming which one leads is the decision every later choice depends on.
Price the repair question honestly
Every deferred item has two prices: what it costs to fix, and what a buyer will deduct for it. When the deduction is larger than the repair, fix it. When the repair is larger, disclose it and price accordingly. Guessing here is expensive in both directions.
Market on more than one channel
A listing that lives only on the multiple listing service reaches the buyers already looking. Targeted marketing reaches the ones who were not looking yet, and those buyers are frequently the ones who pay the most.
Pick the vehicle last
Open market, direct sale, or a hybrid with a deadline. Once the objective, the condition and the marketing plan are settled, the right vehicle is usually obvious. You stop being a passive seller and start directing the outcome.
