The costliest selling mistakes rarely feel like mistakes at the time. They feel like reasonable decisions, and the bill arrives at closing.
Deferred maintenance found by someone else
When a buyer discovers neglected upkeep during inspection, two things happen at once. They deduct for the repair, and they widen their estimate of everything they have not inspected. The second deduction is usually larger than the first.
Carrying costs while you wait
Every extra month on the market costs principal and interest, taxes and insurance, utilities, lawn care and maintenance, plus any association dues or assessments. Sellers price the offer and forget the meter, and a higher offer three months later can net less than a lower offer today.
The other three
Overpricing at launch, which trades the strongest market window for nothing. Poor presentation, which caps who ever sees the property. And negotiating on price alone while ignoring terms, which is where a surprising amount of value quietly changes hands.
The common fix is arithmetic. Run the net proceeds on every path, including time, before choosing one.
