What a micro-hub is
A concentration of everyday destinations close enough to reach on foot: groceries, coffee, a gym, somewhere to eat, a place to work that is not home, and services people use weekly rather than occasionally. Enough of them together and the area behaves differently from the blocks around it.
Why it prices
Walkable convenience has become a durable preference rather than an urban novelty, and buyers pay for it. Pocket density can outperform a conventional suburb a mile away with a similar housing stock and a similar school assignment.
How to read it
Look past highways and school ratings. Count what is actually reachable on foot, and check what is under construction rather than what is proposed. Infrastructure that is funded and moving is a signal. A rendering is not.
For homeowners
If your property sits inside a forming micro-hub, that is a marketing asset most listings fail to mention. If it does not, understand that comparable sales nearby may be reflecting a walkability premium your address does not carry.
