What a micro-market is
A defined area, sometimes only a few streets, with its own inventory levels, absorption rate and buyer competition. Adjacent micro-markets frequently behave differently, which is why local knowledge outperforms national data for any specific decision.
For sellers
Price against what is selling in your immediate area right now, not against last year’s peak or a national forecast. Value over volume means competing on presentation and positioning rather than assuming demand will find you.
For buyers
Softness is uneven. Comparing across micro-markets often reveals better value one boundary over, for a lifestyle that is effectively identical.
Zoom in. The useful data is almost always more local than the data being reported.
