Two numbers exist in every sale. There is the offer a buyer writes, and there is the calculation behind it that they never explain. The gap between those two is where most sellers lose money without ever knowing it happened.
What sits behind the number
Buyers price risk, not just property. Every uncertainty gets converted into a deduction: a roof with unclear remaining life, a water stain with no paperwork behind it, a system that looks original. None of these are quoted out loud. They are simply absorbed into a lower offer.
Emotion runs alongside it. A home that photographs well, shows cleanly and feels cared for gets the benefit of the doubt. One that raises questions gets the opposite, and buyers pad the offer to protect themselves against what they cannot see.
Closing the gap
Documentation is the cheapest tool available. Receipts, permits, service records and warranties convert unknowns into knowns, and knowns do not carry a risk premium.
Presentation does the rest. The point is not to hide anything, it is to remove the doubt that makes a buyer reach for a discount they were never entitled to.
